Description.

Forge Planning prepared a green title subdivision proposal for a 9.8789 hectare Special Rural property in Wellard, creating three substantial lots from a single existing title.

The subdivision retains the existing dwelling on the largest lot (3.8789 ha) throughout the process, with site clearing for approved building envelopes proposed only after subdivision registration. The remaining two lots are each 3.0000 ha, giving three fully independent green titles ranging from 3 ha to 3.88 ha.

Water, sewer, gas, NBN, and both underground and overhead power are all confirmed available to the site.

Features.

Green Title Subdivision
Each lot receives a fully independent title, no shared driveways or common property.
Existing Dwelling Retained
The current home stays in place throughout the subdivision process, with no early demolition risk to the client's existing asset.
Full Services Confirmed
Water, sewer, gas, NBN and power all verified available, reducing servicing risk on a rural-zoned site.

Site Layout

The site fronts both Barker Road and Braddock Road in Wellard’s Special Rural zone, giving each of the three lots independent road access without requiring a shared driveway arrangement, an important distinction from survey strata subdivisions on similarly sized rural lots.
